Empire State Realty OP, L.P. owns, manages, operates, acquires and repositions office and retail properties in Manhattan and the greater New York metropolitan area. The Company operates in two segments: Real estate segment and Observatory segment. The real estate segment includes all activities related to the ownership, management, operation, acquisition, repositioning and disposition of its real estate assets. The observatory segment operates the 86th and 12nd floor observatories at the Empire State Building. The Company includes its construction operation in the Other segment and it includes all activities related to providing construction services to tenants and to other entities within and outside the Company. It has a portfolio of approximately 1. million rentable square feet of office and retail space. The Company owns around 14 office properties (including three long-term ground leasehold interests) encompassing approximately 9.3 million rentable square feet of office space.
